This subdivision is designed with conservation development techniques. The clustered houses are located close to the road to reduce driveway length and thus reduce impervious surfaces. The area bordering the entrance to the development utilizes a mowed path instead of a sidewalk which also eliminates the need for excess impervious surfaces. Another feature that reduces total impervious area is the alternative turn around design. Instead of an end of the road cul-de-sac turnaround, this development has a short length of road with three driveways branching off. A central component of the development is the retention pond that is incorporated as an aesthetic feature of the subdivision and can be used for passive recreation.
